Real Estate in Arlington Va-Wonderful Shirlington Village

I ratified a contract on a condo in Shirlington Village over the weekend. Over the past six months I've done quite a bit of business in and around this neighborhood. Some of the other areas around Shirlington beside the highrise right at the Village itself are "West Village" condos, "The Arlington" Condos, "Windgate" (mostly townhouse style condos), "Courtbridge", "Heatherlea" and some of "Fairlington". Shirlington Crest also has some new reasonably priced Town homes.

This neighborhood has really grown on me. There are so many great restaurants (Carlyle Grand Cafe and Capital Brewing among many others) shops, services (there's a library branch here, movie theatre too) and I am currently torturing myself with a Pilates reformer class at a facility here. It's very close to the W&OD bike trail. It's not really on the metro but there is plenty of metro bus access. Easy access to the Pentagon and Old Town Alexandria as well as DC.

I took a look at this home the other day. I owned a similar home by the same builder a few years ago.

It is located in the Berkshire Oakwood St. Of Arlington, Va. It is listed at 999,000. It has a tax assessment of $1,009,600. It has a bit over 5000 Sq. ft of finished space and includes a two car garage. It was built in 2000. The schools are Nottingham, Williamsburg and Yorktown. A CVS, 7-11, a couple of informal restaurants are very close. It’s less then a mile to the East Falls Church Metro. If it seems like it’s priced a bit less then other comps with these stats….it is. Most likely the reason for that is that it is on Sycamore St and across from some commercial development (7-11, restaurants, bank, etc). Homes on busier streets tend to get less then the comparables that are not on a busy street. It is a lot of house for the money. This home is for sale in the Overlee Knolls neighborhood which happens to be where I live. It’s a great place and just a short distance from the East Falls Church Metro.

The home is listed as 5 bedrooms and 3.5 baths. 2 bedrooms and a bath are on the lower level. It does have some updating which is good because most of the house is a 1925 Sears Bungalow. If you don’t know what that is, just ask. Arlington has quite a few “Sears” homes. This one has a pond too and is listed at $845,000.
